Why We Moved Away From DrySpace in New York

Three DrySpace installs gave us the same winter problem.
Same season. Same lesson.
Condensation built up. The water froze. Ice formed in volume, and the panels got pushed out of position.
That was enough.
Why it settled the question
Those were not finished rooms. They were ceilings — the simplest version of the job. If a system is already fighting the climate in that role, we are not going to build a finished living space underneath one and hope the winter goes easy on it.
This is not a claim that the product is bad everywhere. That is not how we think, and it would not be honest. A system can work perfectly well in a different climate, a different layout, or a different use case, and we have no field data on those.
What we have is New York.
Freeze-thaw matters here. Condensation matters here. Cold mornings and warm afternoons in the same day matter here. Snow melt matters here. Ice matters here.
Where the water gets handled

It manages water above the joists rather than trying to deal with the problem after water is already past the deck surface and into the frame. That single difference is the whole argument. Water that never reaches the framing is not a problem to be solved later; it is a problem that does not start.
What it changed about the space below
Once we saw it work on a real project, the under-deck vision changed entirely.
The space below could actually be finished. It could take lighting. It could take a real ceiling. It could become part of the outdoor living environment instead of a damp afterthought you avoid looking at.
Before that, we had been fed up enough with under-deck drainage that we were not selling homeowners a ceiling at all. It was not worth the callback.

Are you saying DrySpace does not work?
No. We are saying it did not work in three of our New York installs, in the same season, in the same way — and that was enough for us to stop specifying it here. Climate, layout, and detailing all vary. Our experience is our experience, not a universal verdict.
What is the actual difference between the two approaches?
Where the water is intercepted. A system that works above the joists keeps water off the framing entirely. A system that works below the joists lets water through the deck surface first and manages it underneath. In a freeze-thaw climate, anything holding water below the boards has more chances to freeze in place.
Can I finish the space under any deck?
Not any deck. It depends on the drainage system, the height, the framing, and how water leaves the area once it is collected. A finished ceiling under a deck that is not genuinely dry is a callback waiting to happen, which is why we treat the drainage decision as the gate for the whole under-deck conversation.
Does under-deck drainage require the whole deck to be rebuilt?
Not always. On an existing deck it depends on the framing condition, the joist spacing, and access. It is a site assessment rather than a yes-or-no answer, and it is worth having before committing to a finished space below.
